Guide for Dubai brokers
RERA forms A, B, F and I explained for Dubai agents
DLD's brokerage practice guide (2nd edition, November 2024) lists three smart contracts for sales: Contract A between the seller and the brokerage, Contract B between the buyer and the broker, and Contract F between the seller and the buyer. They are created in the Dubai REST app, and the brokerage contract states the parties, the property, the agreed price and the commission rate. 'Form I' is the market's name for an agreement between two brokerages; DLD's 2024 guide does not list it, so check the current requirement with RERA.

The contracts at a glance
- Contract A
- Between the seller and the brokerage: the agreement to market the property.
- Contract B
- Between the buyer and the broker: the buyer's agreement of intent to purchase through that broker.
- Contract F
- Between the seller and the buyer: the agreement to sell, built from an approved Contract A and an active Contract B.
- Where they are made
- In Dubai REST: the app every broker needs, per DLD's guide, or DLD's Dubai Brokers web application.
- What a brokerage contract states
- The parties, the property, the agreed amount, the commission rate and the date the property was registered with DLD.
- Form I
- Not listed in DLD's 2024 brokerage guide. The market uses the name for an agreement between two brokerages on one deal; ask RERA what applies today.
- Disputes on Contract F
- An amicable settlement request through Trakheesi; without a settlement, the parties go to the courts.

DLD's practice guide says brokers should use RERA's smart contracts for marketing and sales, and names three: A (seller and brokerage, to market the property), B (buyer and broker, the wish to buy) and F (seller and buyer, the agreement to sell).

For a dispute over Contract F, the guide describes an amicable settlement request filed through Trakheesi. If the parties don't settle, the next step is the courts.

On one sale
How the contracts fit together
A resale with a listing agency and a buyer's agent, step by step.
The listing: Contract A
The seller signs Contract A with the brokerage that will market the property. DLD's ad permit service asks for a copy of the marketing contract with the owner, and for a resale listing that is normally Contract A, so no ad should go out before it is signed. The buyer: Contract B
The buyer's broker signs Contract B with the buyer. It records the buyer's wish to buy through that broker, with the contract period and the commission, and the buyer approves it.The agreement to sell: Contract F
When the seller and buyer agree terms, Contract F is made between them in Dubai REST, from the approved Contract A linked to the active Contract B. Both brokers' contracts need to be in place first. Two agencies on one deal
If the seller's broker and the buyer's broker work at different agencies, Contract A sits with one and Contract B with the other. How they share the commission is a business agreement between the two agencies: put it in writing before the viewing.
Form I
Agreements between two agencies
Agents often call a written agreement between two brokerages on one deal "Form I". DLD's 2024 practice guide lists only Contracts A, B and F for marketing and sales, and we could not find a current official page that describes Form I.
So ask RERA what applies today before you rely on it. Whatever the answer, the practical step is the same: agree the split with the other agency in writing before you share a client, and keep a signed copy with the deal.
How to do it in Propfusion
Keep the paperwork with the deal
Propfusion does not create or register DLD smart contracts: Contracts A, B and F are made in the Dubai REST app. Propfusion keeps the signed copies and the deal's facts in one place. Its own contract templates are for your records and are not DLD's Contracts A, B or F.
Keep the signed PDFs with the contract
In Contracts, open the record and add the signed Contract A, B or F under Supporting Docs, so anyone on the team can find them later.
Every contract in one list, with parties, rent and end dates. Record the deal's facts
On the deal, record the MOU and transfer dates and the title deed; for rentals, the Ejari number and the cheques. A warning shows when the same unit was entered in the last 60 days.Record the commission and the split
Enter the commission, the other agency's share and each agent's part. The other agency's share comes off first, and each agent's own rate applies to their part.
FAQ
Questions about RERA forms
- What is the difference between Form A and Form B?
Form A (Contract A) is signed between the seller and the brokerage that markets the property. Form B (Contract B) is signed between the buyer and the broker helping them buy. One covers the listing side and the other the buying side; both are smart contracts made in the Dubai REST app.
- Who signs Contract F?
The seller and the buyer: it is their agreement to sell the property. DLD's broker journey builds it from the approved Contract A linked to an active Contract B, so both brokers' contracts have to be in place first.
- Do we still need Form I for a deal with another agency?
DLD's 2024 brokerage guide lists only Contracts A, B and F, so ask RERA what is required today. Whatever the answer, agree the split with the other agency in writing before you share the client.
How to agree a split- Where are Contracts A, B and F created?
In the Dubai REST app. DLD's guide says every broker needs the app; it holds broker data, the smart sales and marketing contracts and the green list. DLD also publishes a step-by-step broker journey for each contract.
- What must a brokerage contract include?
DLD's FAQ lists the parties (the seller or the buyer), the property, the agreed amount, the commission rate and the date the property was registered with DLD. The commission is agreed with the client in advance.
- Can Propfusion create RERA contracts?
No. Contracts A, B and F are made in Dubai REST. Propfusion keeps the signed copies with the contract record and the deal, along with the dates, documents and commission, so your team has one place to look.
