Total commission AED 40,000. Your agency's invoice AED 21,000.
How it's worked out
- Commission = AED 2,000,000 × 2% = AED 40,000
- Your agency's share = AED 40,000 × 50% = AED 20,000
- Other agency's share = AED 40,000 − AED 20,000 = AED 20,000
- VAT on your share = AED 20,000 × 5% = AED 1,000
- VAT on the other agency's share = AED 20,000 × 5% = AED 1,000
- Your agent's part = AED 20,000 × 50% = AED 10,000
- Your agency keeps = AED 20,000 − AED 10,000 = AED 10,000

What each number means
The commission is the price, or the yearly rent, times the rate in your contract. With another agency on the deal, your share is your percentage of that commission and the other agency gets the rest, so the two always add up to the total.
VAT is added on top of each share, at 5%, only for an agency that is VAT-registered; the invoice total is the share plus its VAT. Your agent's part is their rate applied to your agency's share before VAT, and your agency keeps the difference.
Every amount is rounded to the fils (two decimals), half-up, the same way Propfusion rounds deal commissions.

FAQ
Questions about the calculator
- Why does the calculator add VAT to each agency's share separately?
Because each VAT-registered agency adds 5% to the fee it invoices, which is normally its own share. If your share is AED 20,000, the VAT is AED 1,000 and your invoice is AED 21,000. An agency that is not VAT-registered adds nothing.
- What commission rate should I enter?
The rate in your signed brokerage contract (Contract A with the seller or Contract B with the buyer). DLD's FAQ says the commission is agreed with the client in advance; the 2% and 5% shown at the start are examples only.
- Does the other agency charge VAT on its share?
If it is VAT-registered, yes: 5% on the share it invoices. Switch "Other agency is VAT-registered" off if it is not, and its VAT drops to zero.
- Is my data saved?
No. The calculator runs in your browser. Nothing you type is sent to us or stored, and there is no sign-in. Close the page and the numbers are gone.
- Can Propfusion do this on every deal?
Yes. In Propfusion, the other agency's share comes off the commission first, each agent's own rate applies to their part, VAT is added when your company has a TRN, and each agent's commission lands in their wallet when Finance approves the deal.
