Market reports and CMAs for Dubai agents, in your own brand
Propfusion turns the Dubai market transactions in your CRM into two client reports: a market report for a building, area or community, and a comparative market analysis (CMA) with a suggested price range for one home. Each report carries your company's brand and the agent's contact details, freezes its figures with a “data up to” date, and goes to the client as a private link or an A4 PDF.

At a glance
- Two reports
- A market report for a building, area or community, and a CMA for one home with comparable sales
- Market report
- Median price, median AED per sq ft and its middle half, deals per month split ready and off-plan, the AED per sq ft trend, prices by bedrooms, the busiest buildings, rent and yield when there are enough rental contracts, and the newest sales
- CMA
- A suggested price range and list price with a confidence label, up to 8 comparable sales, where the asking price sits against the range, a 12-month price trend and the rental potential
- Comparables
- Similar homes (size within 20%) sold in the same building first, then the area, then the community, over 6 and then 12 months. Untick one that doesn't fit; at least 3 stay
- Market data
- The Dubai market transactions the Propfusion team loads once and shares with companies on Propfusion. Figures are frozen when the report is made
- Your brand
- Your logo, colour, ORN and licence, and the agent's photo, BRN, phone and e-mail, with WhatsApp, call and e-mail buttons for the client. The Propfusion name is not on the page
- Client link
- No sign-in and hidden from search engines. Valid 30, 90 or 180 days, and you can turn it off or on again
- Opened?
- Opens, people, time on page, PDF downloads, contact taps and the last open, with a notification when the client reads it
- A4, made from the same figures. In English, with prices in AED
- Who can make them
- Any staff member. Managers see the whole company's reports; everyone else sees their own
How it works
From a building name to a report the client opens
Five steps in the web CRM. The same figures feed the client page and the PDF.
Choose the report and the place
Pick Market report or CMA, then a building, area or community, or start from one of your listings so its details fill in.Narrow it to the right homes
Set the unit type, bedrooms, size and completion (ready or off-plan), and the period: 3 to 24 months for a market report, 6 or 12 months for a CMA. A CMA widens to 12 months on its own when fewer than five sales match.Check the comparables and the price
On a CMA, untick any sale that doesn't fit, then add the asking price and the service charge. The report shows where the asking price sits against the suggested range and works out the gross and net yield.Add your note and send it
Choose the sections, add a note of up to 600 characters and the client's name, and set how long the link stays valid. Then share the link on WhatsApp or by e-mail, or download the PDF.See when the client reads it
The report shows how many times it was opened, for how long, whether the PDF was downloaded and whether the client tapped to call or message. You get a notification when they open it, at most once an hour.
How the CMA range is set
A range the seller can follow
Every CMA explains its own method on the page, so the client sees why the range is what it is.
- Five or more matching sales: the range is the middle half of their prices (the 25th to the 75th percentile).
- Three or four sales: the range runs from the lowest to the highest.
- Fewer than three sales: no range is suggested, and the confidence label says so.
- Bulk sales are left out, and the ends of the range are rounded to the nearest AED 1,000.
- The confidence label (Good, Fair, Limited or Not enough) tells the client how much the range rests on.
Honest limits
What the reports do not do
- Use AI to write the figures. They are calculated from the sales, the same way every time.
- Make reports in other languages or currencies. The page and the PDF are in English, with prices in AED.
- Show rent and yield everywhere. They appear only when there are at least five rental contracts to go on.
- Replace a valuation for a bank, a court or a government office.
The reports use the same market data as Market Transactions. For a buyer comparing ways to pay, send a payment plan proposal as well.
FAQ
Questions about market reports and CMAs
- What is a CMA in real estate?
A comparative market analysis estimates a fair price range for a home from recent sales of similar homes nearby. Agents use it to agree a list price with a seller. In Propfusion, a CMA uses similar homes sold in the same building first, then the area and the community, and explains how the range was worked out.
- Is a CMA the same as a property valuation?
No. A CMA is a guide for pricing a listing, built from comparable sales. It is not a valuation certificate and should not be used for a mortgage, a court or a government office; for that, use a RERA-registered valuer.
- Where do the figures in a market report come from?
From the Dubai market transactions that the Propfusion team loads once and shares with the companies on Propfusion, the same data as the Market Transactions page. A report freezes its figures when you create it and shows the date the data runs to; Refresh figures makes a new report.
- Do the reports carry our brand or Propfusion's?
Yours. The client page and the PDF show your company's logo, colour, ORN and licence and the agent's photo and contact details. The Propfusion name is not on the page, and link previews in chat apps show your company's name.
- Can an agent see when a client opens a market report?
Yes. The report shows opens, the number of people, time on the page, PDF downloads, contact taps and the last open, and the agent gets a notification. The page tells the client that the agent can see when it is opened. The agent's own visits are not counted.
- How long does a report link stay open?
30, 90 or 180 days, 90 by default. The agent can turn the link off and on again. After that, the page shows only your company and the agent, with a note that the report has expired or is no longer shared.
